Garage door motors come in 4 different drive options, each with something to offer.
First, there’s the Jackshaft. This motor is hung in the front and attaches to the torsion tube so there’s no rail and motor head in the way. The horsepower is the same as the other two we’ll be discussing, the big difference is visual cleanliness and mechanical operation. This unit is $799 installed with a one year labor warranty.
Second, there’s a belt drive. This drive is very quiet and sleek. Many clients prefer the belt and there are very few problems with it. $599
Third, There’s a chain drive. This drive is optimal for heavy garage doors. It, too, is very quiet but the chain is a beast. We heartily recommend it. $599
Fourth, there’s a screw drive. This drive is the loudest of all of the options but necessary for particular types of door. First, one piece doors need screw rives 100% of the time for the quietest operation. $550. We also use these when we have to shorten the length of the rail to fit the opener in.

Don’t buy your door from a contractor: he’ll mark it up significantly while he works me (a garage door dealer) for the cheapest door I can give him. When I bought my business 22 years ago, the first thing I did was replace my garage doors. I installed doors with windows and it was the best thing I could have done. The garage didn’t have any other natural light source and having the light from the garage doors was great! After the new doors were installed, it took me weeks to stop trying to turn off the light switch in the garage. It was so bright in the garage that my body thought the lights were on.
I’ve lived in several houses since then and have never installed a door without windows. I’m always amazed at the dramatic difference in the garage between light and no light. With the light you can see. When you open the house door to the garage, everything is visible. If you have a washer and dryer in the garage, to me it is crucial to have windows. Imagine a lack of darkness! It’s lovely.
With my tens of thousands of customers at this point, I have NEVER had a client regret getting windows. I often have clients asking how much windows are after they have installed a windowless garage door. It’s more than double, so the time to do it is when you get your new garage door.

When you call around asking for a price for something that you want to buy, there are more important factors than price!
Company – are they licensed? We are #782405. There is a tremendous amount of support that the Contractor’s State License Board gives to clients. Mainly redress. Never, ever, ever go with an unlicensed company. We fix so much bad work in a week with recalcitrant clients who swear they’ll never go to anyone else after we bail them out. I’m always a little surprised at how greedy people get; to save a couple of dollars they get a sub standard product and installation that we either have to come and fix now, or we’ll be replacing that set up in a very few years. We’re doing that for someone now was I write this and thought it might make a valuable blog contribution. A good company has a moral center that you will discover should things go south. They can answer any question about garage doors and speak in an honest, thoughtful way. Stick with a company like that.
Product – A lot of companies sell super cheap products for an outrageously high mark up. Make sure your company knows their details on any products that they are talking with you about. You should do a little research yourself. On garage door motors, ask what is the voltage, horsepower, model number, warranty and expected life. Develop a series of good questions, then call around for answers. The company that gives you the most information, is one you should consider.
Technician – This component is the one that is absolutely the most important. Would you rather have a technician who’s been doing this 1 year or a technician that’s been doing it for 30. I’ll take the 30 every time. There is SUCH a difference, knowing that the installation also affects the life of the opener. Get a good tech!
Get a good company, choose a good product, get a good tech and you’ll spend MUCH less and enjoy your garage much more.!

Right now, Liftmaster is having problems with their units. They deny it, but we have actually spoken to LM reps who admit this is a problem. Liftmaster to warranty issues is like Trump regarding Covid 19: Denial, denial, denial. We stopped selling them a couple of months ago and hear that our peers are having the same issues we were. Right now, you can’t beat Genie for reliability and strength. Choose Genie. If you decide to go with Liftmaster anyway, we warned you. Smaller brands are tough for some technicians. When you buy them, not everyone knows how to fix them. A technician who doesn’t know how to fix your motor will try to sell you a new one. This happens every day. Choose a motor that is well known and easily fixed.
3) DC motors are MUCH quieter than A/C motors. Buy DC motors when you can. They are lighter, stronger and quieter than any AC Motor. Choose the right motor.
4) Chain, screw or belt? The belt is quiet, but the chain only a tiny bit less so. Chains last longer and are used when you want maximum torque. Buy a chain, belts break and screws are incredibly noisy. There are only two circumstances where you need a screw, and when you need it nothing else will do, this is why they are still made. Most people don’t want a screw, people only buy them when they must.
5) Voltage – this is the heart of the matter. 12v is not as good as 24 volt which is not as good as 140 volt. Genie carries only 24 and 140 Volt, the strongest in the industry!
6) Buy from a reputable dealer and ask what their warranty is!
